How can condensation be distinguished from a leak?
Condensation often forms on cold surfaces and may be more noticeable in colder weather, while a leak or rainwater ingress can create a persistent, localised patch linked to plumbing or rainfall. These clues are not definitive: several causes can overlap, and salts may remain visible after a source has stopped. Record when the area changes and where it appears; if the cause is unclear, a building assessment is preferable to treating the surface alone.
