Understanding Hygroscopic Salts in Suffolk, Norfolk & Essex

When water rises through masonry (rising damp) or travels down chimney flues (from burning fossil fuels), it carries dissolved salts with it, specifically Nitrates and Chlorides. As the water eventually evaporates on the wall surface, these salts are left behind, embedded in the plaster and brickwork.

These salts are hygroscopic, which means they have the ability to attract and absorb moisture directly from the air. This creates a permanent damp cycle. Even if the original source of water (e.g., rising damp) is fixed with a new DPC, the wall will STAY damp because the salts are continuously pulling humidity from the room.

    Why Dehumidifiers Don't Work

Using a dehumidifier or turning up the heating will not dry out a salt-contaminated wall. In fact, it can make the problem visually worse by causing the salts to crystallise on the surface (efflorescence).

    The Salt Cycle

    • 1

Groundwater rises up the wall carrying dissolved natural ground salts.

    • 2

Water evaporates at the internal surface, depositing crystallised salts into the plaster.

    • 3

On humid days, these salts absorb moisture from the air, making the wall feel wet and cold.

    • 4

On dry days, salts crystallise and expand, pushing paint off the wall and causing plaster to crumble.

Our Treatment Process in Suffolk, Norfolk & Essex

There is only one way to permanently fix salt contamination: physical removal and barrier protection. Painting over it will never work.

    1. Plaster Removal

We must remove the contaminated plaster back to the brickwork, typically to a height of 1 metre or 500mm above the highest visible salt line. This removes the main reservoir of hygroscopic material.

    2. Salt Neutraliser

We apply a specialist chemical salt-neutralising solution directly to the bare masonry. This treats any remaining surface salts in the brickwork to prevent them from reacting with new materials.

    3. Specialist Re-Plastering

We re-plaster using a dedicated salt-retardant render system. This dense render allows the wall to breathe but prevents any deep-seated salts from migrating through to the surface, protecting your new decoration.

The Chimney Breast Problem in Suffolk, Norfolk & Essex

Chimney breasts are hotspots for salt contamination (hygroscopic damp). Decades of burning coal releases sulphates and nitrates which soak into the chimney stack masonry. Even if the chimney is capped and vented, these historic salts remain. They will stain wallpaper yellow and cause paint to bubble forever unless treated with a salt-retardant system.

Warning: Don't just use stain-block paint. It won't work long term. The salts will eventually push it off the wall.

    Recognising Possible Salt Deposits

How can I tell whether white marks on a wall are salts or another residue?

Efflorescent salts often look like a dry, crystalline or powdery deposit, while mould may appear fuzzy or form coloured spots. Paint, plaster dust, and other residues can look similar, so appearance alone is not a reliable diagnosis. Note whether the marks return after cleaning and whether the wall is damp, but avoid sealing them in with paint before the moisture source and affected plaster are assessed.
