Thetford sits at the edge of Breckland, surrounded by Thetford Forest and characterised by its distinctive flint and brick architecture. The town has a fascinating mix of medieval flint-faced properties in the centre, Victorian terraces around the railway, and a significant amount of post-war housing built during the London overspill expansion of the 1960s and 70s. Each type of property presents different challenges.
The older flint properties in central Thetford require specialist care. Traditional chemical DPC injection is not always possible in flint walls because the stone is too hard to drill effectively. Instead, we often recommend electro-osmotic damp proofing systems or internal tanking solutions that manage moisture without needing to penetrate the flint. For timber treatment in these properties, we use boron-based preservatives and gel formulations that are compatible with the lime mortars used in traditional construction.
Thetford's post-war housing stock brings different problems. Many of these properties have cavity walls that were retro-filled with insulation in the 1980s and 90s. In some cases, this insulation has slumped, become damp, or was improperly installed, creating a moisture bridge across the cavity. We can investigate and, where necessary, extract failed cavity insulation and treat the resulting damp damage. For these properties, we also offer external wall insulation (EWI) as a more effective and long-lasting alternative to cavity fill.
