The Mortgage Trap in Suffolk, Norfolk & Essex

Spray foam insulation was once sold as a miracle cure for cold lofts. However, many mortgage lenders and equity release companies now refuse to lend on properties with spray foam in the roof.

This is because the foam seals the roof space completely, potentially trapping moisture against the roof timbers which can cause rot. It also covers the timbers, making it impossible for a specialist to inspect the structural condition of the roof. We provide a professional removal service to restore your roof to a mortgagable standard.

Manual removal is labour intensive but necessary

Our Removal Process in Suffolk, Norfolk & Essex

    1. Removal

We manually scrape the foam from the rafters and felt using specialist tools. We are extremely careful not to damage the underlying roof membrane or tiles.

    2. Clean & Treat

Once the foam is gone, we wire brush the timbers to remove residue and apply a wood preservative to protect against any rot or woodworm that may have started.

    3. Documentation

We issue a completion report and a timber condition report, which you can present to your lender or buyer to prove the roof is sound.

    Spray Foam Removal Questions

What information helps assess spray foam in a loft?

Record whether the foam is on the underside of the roof or another surface, whether it appears damaged or damp, and whether any areas can be viewed without disturbing it. Foam type, roof construction, ventilation and the condition of the timbers all affect an assessment. Do not cut or pull it away before understanding what it is attached to. A wider insulation review can help put the findings in context.
