Starting Fresh in Suffolk, Norfolk & Essex

Sometimes, a floor is simply beyond repair. Extensive dry rot or wet rot may have compromised every joist, or the sleeper walls underneath may have collapsed. In these cases, a patch repair is false economy.

We offer a complete floor replacement service. We carefully strip out the old decayed timbers, clear the void of rubble and infected material, treat the sub-floor masonry walls, and install a brand new structural floor using pressure-treated C24 timbers.

Replacement Process in Suffolk, Norfolk & Essex

    1. Strip Out

We remove all old floorboards and joists. We also clear out any rubble from the void to improve airflow, which is critical for preventing future rot.

    2. Installation

We install new DPC (Damp Proof Course) on sleeper walls and fit new, pressure-treated structural joists, sized correctly for the span.

    3. Finish

We lay new flooring grade chipboard or traditional pine boards. We can also install insulation between the joists at this stage for a warmer room.

    Suspended Floor Questions

What can a springy or uneven timber floor indicate?

A springy or uneven floor can have several causes, including loose boards, weakened joists, movement at supports or changes in the subfloor. Look for soft timber, staining, unusual smells or signs of poor ventilation, but avoid lifting boards unless it is safe and appropriate. The floor structure and moisture conditions below should be inspected before deciding whether local repairs or wider replacement are needed. See timber joist repairs for related work.
