Restore, Don't Replace in Suffolk, Norfolk & Essex

A full roof replacement can cost anywhere from £5,000 to £15,000 or more, depending on the size of your property. Yet in many cases, the roof tiles themselves are still structurally sound — they just look tired, moss-covered, and weathered after decades of exposure to the British climate.

Roof coating is a cost-effective alternative that can transform the appearance of your roof and extend its lifespan by 15 to 20 years — at a fraction of the cost of re-roofing. The process involves a thorough deep clean to remove all moss, algae, and lichen, followed by essential repairs to cracked or broken tiles and ridge pointing, and finally the application of a specialist coloured roof coating that seals and waterproofs the tiles.

At KDS Property Preservation, we provide professional roof coating services across Suffolk, Norfolk, and Essex. Whether you have concrete interlocking tiles, profiled concrete tiles, or natural slate, we can restore your roof to like-new condition and protect it against the elements for years to come.

Roof being pressure washed to remove moss and algae before coating

High-pressure cleaning removes decades of moss, algae, and grime

    Why Moss Is Dangerous

Moss acts like a sponge, holding water against the tile surface. When this water freezes in winter, it expands, causing the tiles to crack, spall, and delaminate. Over time, moss can also lift tiles and block gutters, leading to water overflow and damage to fascias and soffits. Removing moss is structural maintenance, not just cosmetic.

Why Choose Roof Coatings in Suffolk, Norfolk & Essex?

A professionally applied roof coating offers far more than just a cosmetic improvement. Here are the key benefits:

    Weatherproofing

Seals porous tiles to prevent water absorption, protecting your roof from rain, frost damage, and the freeze-thaw cycle that causes cracking and spalling.

    Kerb Appeal

Completely transforms the look of your property. Choose from a wide range of colours including Slate Grey, Charcoal, Terracotta, Red, Brown, and Black.

    Extended Lifespan

A quality roof coating can add 15 to 20 years of life to your existing tiles, delaying or eliminating the need for a costly full roof replacement.

    Prevents Moss Regrowth

Our coatings contain powerful fungicidal biocides that prevent moss, algae, and lichen from re-establishing on the tile surface for years after application.

    Thermal Benefits

Roof coatings can improve the thermal performance of your tiles by reflecting heat in summer and reducing heat loss in winter, contributing to lower energy bills.

    Adds Property Value

A freshly coated roof dramatically improves first impressions. Estate agents consistently report that roof condition is one of the first things buyers notice.

Our Roof Coating Process in Suffolk, Norfolk & Essex

A roof coating is only as good as the preparation that goes before it. We follow a thorough, multi-stage process to ensure every roof we coat looks outstanding and performs for years.

    1

    Free Roof Inspection

We visit your property to assess the condition of your roof from the ground and, where safe to do so, from ladder level. We check the general condition of the tiles, ridges, valleys, and flashings, and advise whether your roof is suitable for coating. Not all roofs are — if tiles are severely damaged or the battens are failing, we will tell you honestly.

    2

    Scaffolding & Access

We erect full scaffolding around the property to provide safe working access to all roof elevations. Edge protection and debris netting are fitted to protect your property, garden, and neighbouring properties during the cleaning stage.

    3

    High-Pressure Cleaning

Using industrial pressure washers, we remove all moss, algae, lichen, dirt, and loose material from the entire roof surface. This is the messiest stage — we protect windows, conservatories, and garden areas with sheeting. We also clean out all gutters and downpipes while we have scaffold access.

    4

    Repairs & Re-pointing

Once the roof is clean and dry, we carry out any necessary repairs. This includes replacing cracked or broken tiles, re-bedding and re-pointing ridge tiles with a flexible sand and cement mix or dry ridge system, repairing lead flashings, and replacing any damaged hip tiles or verge caps.

    5

    Fungicidal Wash & Primer

The entire roof surface is treated with a professional-grade fungicidal wash to kill any remaining spores and prevent future growth. Once dry, we apply a stabilising primer coat that seals the tile surface and provides a strong bond for the top coat. On very porous tiles, two coats of primer may be necessary.

    6

    Roof Coating Application

Finally, we apply two coats of specialist roof coating by airless spray gun. The coating is a thick, flexible, waterproof membrane that bonds permanently to the tile surface. It is UV-resistant, so it won't fade or discolour over time, and contains built-in fungicidal protection to prevent moss and algae regrowth.

Suitable Roof Types in Suffolk, Norfolk & Essex

Roof coatings work best on certain tile types. Here is a guide to what we can and cannot coat:

    Suitable for Coating

    • Concrete interlocking tiles (Marley, Redland, etc.)
    • Concrete profiled tiles (Double Roman, Mendip, etc.)
    • Clay tiles in reasonable condition
    • Fibre cement slates (Eternit, Cembrit)
    • Concrete flat tiles (plain tiles)

    Not Recommended

    • Natural slate (Welsh, Spanish) — already non-porous
    • Metal roofing (requires specialist metal coatings)
    • Flat roofs (require liquid rubber or GRP systems)
    • Severely damaged tiles with failing battens
    • Asbestos cement tiles (require specialist removal)

Roof Coating vs. Roof Replacement in Suffolk, Norfolk & Essex

One of the most common questions we are asked is whether it is worth coating a roof or whether it should simply be replaced. The answer depends on the underlying condition of the tiles and the roof structure.

If the tiles themselves are still structurally sound — even if they are moss-covered, discoloured, and looking past their best — then a roof coating is almost always the better option. It costs a fraction of a full re-roof (typically 25% to 40% of the price), can be completed in a matter of days rather than weeks, and delivers a finish that looks every bit as good as new tiles.

However, if the tiles are severely delaminated, the battens are rotten, or there is significant structural movement in the roof, then a coating would be a poor investment. In these cases, a full re-roof is the only sensible option. We will always give you an honest assessment during our free inspection — we will never recommend coating a roof that genuinely needs replacing.

Frequently Asked Questions in Suffolk, Norfolk & Essex

The cost depends on the size and pitch of the roof, the type and condition of the tiles, and how much repair work is needed. As a rough guide, a typical three-bedroom semi-detached house costs between £2,500 and £4,000 for a full clean, repair, and coat. Larger detached properties may be £4,000 to £6,000. We provide free, no-obligation quotations so you can get an accurate price for your property.

Most roof coating jobs take between three and five working days, including scaffolding erection, cleaning, drying time, repairs, and coating application. Weather plays a significant role — we need dry conditions for the primer and coating to cure properly, so the job may take slightly longer during wetter periods. We will always keep you informed of the schedule.

A professionally applied roof coating typically lasts 15 to 20 years. The coating itself is UV-stable and will not fade, peel, or crack under normal conditions. The built-in fungicidal agents prevent moss and algae regrowth for the majority of that period, though some minor moss may begin to appear on north-facing slopes towards the end of the coating's life.

We offer a wide range of colours to suit any property style. The most popular choices are Slate Grey, Charcoal, Terracotta, Tile Red, and Brown, but we can mix bespoke colours to match existing render or brickwork. We bring colour samples to the inspection so you can see the options against your property before committing.

In most cases, no. Roof coating is classified as maintenance and repair, not a material alteration, so planning permission is not usually required. However, if your property is a listed building or in a conservation area, you should check with your local planning authority before proceeding. Changing the colour of your roof significantly (e.g., from red to black) in a conservation area may require approval.

We can carry out roof cleaning and repairs at any time of year, but the coating itself needs to be applied in dry conditions with temperatures above 5°C. This means we typically schedule coating work from March through to October, though mild winter spells can sometimes allow application. We schedule the work around weather forecasts and will never apply coating in unsuitable conditions.

    Roof Coating Questions

What roof problems should be repaired before considering a coating?

Look for displaced or cracked tiles, damaged flashing, leaking joints, blocked rainwater goods and signs of moisture inside the roof space. A coating is not a substitute for repairing a leak, replacing failed materials or checking the roof structure. The roof type, current finish and condition need to be understood before selecting any surface treatment. If water is entering the building, investigate the source before considering exterior finishes.
