What Is External Wall Insulation in Suffolk, Norfolk & Essex?

External Wall Insulation (EWI) is a system in which rigid insulation boards are mechanically fixed and adhesive-bonded to the outside of your property's walls, then covered with a reinforced render finish. It is essentially like wrapping your home in a thick thermal blanket — keeping the heat in during winter and the heat out during summer.

EWI is the single most effective way to insulate solid wall properties — those built before the 1930s with no cavity between the inner and outer leaf of brickwork. These properties account for a huge proportion of homes across Suffolk, Norfolk, and Essex, particularly Victorian terraces, Edwardian semis, and older rural cottages. Without insulation, solid walls can lose up to 45% of a home's heat, making them expensive to keep warm and often suffering from cold, damp internal surfaces.

As well as dramatically improving your home's thermal performance, EWI also completely transforms the external appearance of the property. The finished render can be applied in a wide range of colours and textures, giving a tired-looking house a brand-new, contemporary look.

    No Internal Disruption

Unlike internal wall insulation, EWI is applied entirely from the outside. This means you don't lose any room space, you don't have to redecorate, move furniture, or relocate sockets and radiators, and you can stay living in the property while the work is carried out. The only inconvenience is scaffolding around the outside of the building.

Benefits of External Wall Insulation in Suffolk, Norfolk & Essex

EWI delivers a powerful combination of energy savings, weather protection, and aesthetic transformation.

    Reduces Heat Loss

Solid walls lose up to 45% of a home's heat. EWI dramatically reduces this heat loss, making your home warmer and more comfortable whilst significantly cutting your heating bills.

    Lower Energy Bills

By reducing heat loss through the walls, EWI can save hundreds of pounds per year on heating costs. Many homeowners see a return on their investment within 5 to 10 years through energy savings alone.

    Eliminates Cold Walls

Cold internal wall surfaces cause condensation and mould growth. EWI raises the internal surface temperature of your walls, eliminating condensation and creating a healthier living environment.

    Transforms Appearance

The rendered finish completely transforms the look of your property. Choose from a wide range of colours and textures — from smooth contemporary finishes to traditional roughcast or textured effects.

    Weather Protection

The render layer over the insulation boards creates a continuous, waterproof barrier that protects the underlying brickwork from wind-driven rain, frost, and pollution damage.

    Increases Property Value

A freshly insulated and rendered property has dramatically improved kerb appeal and a better EPC (Energy Performance Certificate) rating, both of which add real value when selling.

How the EWI System Works in Suffolk, Norfolk & Essex

An EWI system is made up of three key layers, each performing a specific function. Together, they create a seamless insulated envelope around your home.

    1

    Insulation Layer

Rigid insulation boards are fixed to the outside of your walls using a combination of specialist adhesive and mechanical fixings (plastic anchors drilled through the board into the masonry). The most common board types are Expanded Polystyrene (EPS) — lightweight, cost-effective, and excellent thermal performance — and Mineral Wool — non-combustible, offering superior fire resistance and acoustic insulation. Board thickness typically ranges from 50mm to 100mm depending on the required thermal performance and building regulations.

    2

    Reinforcement Layer

Once the insulation boards are fixed and levelled, a polymer-modified basecoat is applied over the entire surface. Alkali-resistant fibreglass reinforcing mesh is embedded into this basecoat while it is still wet. This mesh layer gives the system enormous impact resistance and flexibility, preventing cracks from forming in the finished render even if the building moves slightly over time.

    3

    Decorative Render Finish

The final layer is a decorative render — typically silicone or acrylic-based — applied in your choice of colour and texture. Silicone renders (such as K-Rend) are self-cleaning, through-coloured, and never need painting. Acrylic renders are highly flexible and available in a huge range of colours. Both are fully breathable, allowing any moisture within the wall to escape as vapour.

Our Installation Process in Suffolk, Norfolk & Essex

Installing EWI is a skilled, multi-stage process. Here is what to expect when you choose KDS Property Preservation for your external wall insulation project.

    1

    Free Inspection & Quotation

We visit your property to assess the existing wall construction, measure the areas to be insulated, and discuss your requirements for colour, texture, and insulation thickness. We provide a detailed written quotation covering all materials, labour, scaffolding, and ancillary works.

    2

    Scaffolding & Preparation

Full scaffolding is erected around the property. Existing fixtures such as downpipes, satellite dishes, external lights, and alarm boxes are temporarily removed or re-positioned. Window sills, door frames, and any penetrations through the wall are assessed for extension or adaptation.

    3

    Starter Track & Board Fixing

A metal starter track is fixed at the base of the wall to support the first row of insulation boards and provide a clean, level starting line. The insulation boards are then fixed to the wall in a brick-bond pattern using adhesive and mechanical fixings, working from the bottom upwards.

    4

    Detailing Around Openings

Window reveals, door reveals, soffits, and any other openings are carefully insulated with thinner boards to maintain insulation continuity. New window sills are fitted (typically aluminium or stone) to extend over the increased wall thickness. Verge and eaves details are neatly finished.

    5

    Mesh & Basecoat Application

The reinforcing basecoat is applied over the insulation boards and the fibreglass mesh is embedded into it. Additional mesh reinforcement is applied at all corners, around windows, and at any points of stress. Corner beads and stop beads are fitted for clean, sharp edges.

    6

    Decorative Render Finish

Once the basecoat has cured, the decorative render is applied by hand or machine in your chosen colour and texture. The render is worked to a consistent finish across all elevations. Final snagging, re-fixing of downpipes and fixtures, and scaffold dismantling complete the project.

Is EWI Right for Your Property in Suffolk, Norfolk & Essex?

External wall insulation is most commonly installed on solid wall properties — those built before the 1930s with no cavity. However, it can also be used on cavity wall properties where cavity fill is not possible or desirable, or on modern properties where additional insulation is needed to meet current building regulations.

There are some situations where EWI may not be suitable or may require additional consideration:

    Ideal For

    • Solid wall properties (pre-1930s, no cavity)
    • Properties with failed or unsuitable cavity fill
    • Homes with cold internal walls and condensation
    • Properties needing both insulation and a new exterior finish
    • Social housing and housing association properties
    • New build extensions requiring Building Regulations compliance

    Considerations

    • Listed buildings (may require listed building consent)
    • Conservation areas (may need planning approval)
    • Properties with decorative brickwork you wish to keep
    • Narrow pavements where board thickness may encroach
    • Properties with significant rising damp (must be treated first)
    • Shared or party walls (neighbour consent may be needed)

Frequently Asked Questions in Suffolk, Norfolk & Essex

The cost depends on the size of the property, the type and thickness of insulation board, the render finish chosen, and the complexity of the detailing (windows, doors, sills, soffits). As a rough guide, a typical three-bedroom semi-detached house costs between £6,000 and £12,000 for a full EWI system. Larger or more complex properties may be higher. We provide free, no-obligation quotations so you can get an accurate price.

Energy savings depend on the existing wall construction, the thickness of insulation installed, and your heating habits. As a general guide, insulating solid walls can reduce heat loss through them by up to 45%, which typically translates to savings of £200 to £500 per year on heating costs. Over the 25+ year lifespan of an EWI system, this represents a very significant return on investment.

A typical semi-detached house takes approximately two to three weeks to complete from scaffolding erection to final render application. Detached houses or properties with many windows and complex detailing may take slightly longer. Weather can also be a factor — render should not be applied in freezing conditions or heavy rain.

In most cases, EWI falls under permitted development and does not require planning permission, provided the insulation does not project beyond the existing front wall of the property by more than a certain amount. However, listed buildings, properties in conservation areas, and those subject to Article 4 Directions will almost certainly require approval. We recommend checking with your local planning authority before proceeding.

A properly installed EWI system has an expected lifespan of 25 to 30+ years. The insulation boards themselves will last indefinitely — they do not degrade over time. The render finish is the component most exposed to weathering, but modern silicone renders are designed to last 25 to 30 years with virtually no maintenance.

In many cases, yes. Condensation occurs when warm, moist air hits a cold wall surface. By insulating the walls externally, EWI raises the internal surface temperature of the wall, making it much less likely that condensation will form. However, if condensation is also caused by inadequate ventilation or excessive moisture production (cooking, showering, drying clothes), additional measures such as a PIV unit may also be needed. See our PIV unit page for more information.

    External Wall Insulation Questions

Should exterior wall insulation be installed over a wall with damp?

Not until the moisture source and wall condition are understood. Water ingress, defective rainwater goods, damaged pointing and internal condensation call for different responses, and adding insulation over unresolved defects can make later inspection harder. Check the exterior, internal surfaces and wall construction, and address needed repairs before specifying an insulation system. Where the wall needs a new finish, compare the available rendering approaches.
