What Is Silicone Render in Suffolk, Norfolk & Essex?

Silicone render is a modern, high-performance exterior wall finish that uses silicone technology to create a surface that is hydrophobic (water-repellent), self-cleaning, and through-coloured. Unlike traditional sand and cement render, which requires regular painting and is prone to cracking, silicone render is designed to look pristine for decades with virtually zero maintenance.

Products such as K-Rend, Weber, and Parex are the industry-leading silicone render systems, and we work with all of them. These renders are factory-mixed to exacting standards and available in a vast range of colours and textures — from smooth contemporary finishes to coarser, more traditional textures.

Silicone render is suitable for both new builds and refurbishment projects, and can be applied directly to blockwork, brickwork, existing sound render, or over external wall insulation (EWI) boards. It is rapidly becoming the finish of choice for homeowners across Suffolk, Norfolk, and Essex who want a clean, modern look that lasts.

    How Does Self-Cleaning Work?

The silicone in the render makes the surface hydrophobic — water beads up and runs off rather than soaking in. As the rainwater runs down the wall, it picks up any dirt, dust, or algae spores and carries them away. This "self-cleaning" action keeps the render looking fresh year after year without any manual washing or maintenance.

Benefits of Silicone Render in Suffolk, Norfolk & Essex

Silicone render offers a powerful combination of aesthetics, durability, and low maintenance that traditional renders simply cannot match.

    Hydrophobic & Waterproof

Water beads up and runs off the surface like a non-stick pan. This keeps the wall dry, prevents water penetration, and protects the underlying brickwork from frost damage and damp.

    Self-Cleaning

The hydrophobic surface prevents dirt and algae from bonding to the render. Rainwater washes contaminants away naturally, keeping your walls clean without any manual effort or power washing.

    Through-Coloured — No Painting

The colour pigment is mixed throughout the entire render, not just on the surface. This means you never need to paint it. Even if the surface is chipped or scratched, the colour is consistent all the way through.

    Highly Durable

Silicone render is resistant to cracking, fading, and weather damage. With a life expectancy of 25 to 30+ years, it is one of the most durable exterior finishes available for residential properties.

    Fully Breathable

Despite being waterproof on the outside, silicone render allows water vapour to pass through from inside the wall. This breathability prevents trapped moisture, condensation, and damp — essential for older solid wall properties.

    UV Resistant & Colour-Fast

Silicone render resists UV degradation, meaning it won't fade, yellow, or discolour over time, even on south-facing elevations exposed to direct sunlight year-round.

    Thermal Performance

When combined with external wall insulation (EWI), silicone render forms part of a complete insulated render system that dramatically reduces heat loss and lowers energy bills.

    Virtually Maintenance-Free

Unlike sand and cement render which needs repainting every 5 to 8 years, silicone render requires no ongoing maintenance. The self-cleaning properties and through-colouring mean it looks after itself.

    Wide Range of Finishes

Available in hundreds of colours and multiple textures — from ultra-smooth to medium grain to coarse roughcast. You can achieve exactly the look you want, whether contemporary or traditional.

Our Silicone Rendering Process in Suffolk, Norfolk & Essex

A flawless silicone render finish depends entirely on thorough preparation and skilled application. Here is how we approach every project.

    1

    Free Inspection & Colour Consultation

We visit your property to assess the existing wall surfaces, discuss your colour and texture preferences, and recommend the most suitable silicone render system. We provide colour sample cards so you can see exactly what the finished result will look like. A detailed written quotation follows.

    2

    Scaffolding & Protection

Full scaffolding is erected to provide safe access to all elevations. Windows, doors, conservatories, driveways, and gardens are carefully protected with sheeting and masking tape to prevent contamination from render splashes.

    3

    Strip or Prepare Existing Surfaces

If the existing render is blown, cracked, or defective, we strip it back to the original brickwork. If the substrate is sound, we clean and key the surface to ensure a strong bond. Any brickwork defects, missing pointing, or damaged areas are repaired at this stage.

    4

    Beading & Mesh Reinforcement

Stainless steel bellcast beads, stop beads, and corner beads are fixed to all edges, reveals, and external corners to create clean, sharp lines. Alkali-resistant fibreglass mesh is embedded into the basecoat at all junctions, changes of substrate, and areas prone to movement — dramatically reducing the risk of cracking.

    5

    Basecoat Application

A polymer-modified basecoat is applied over the entire surface. This layer provides adhesion, impact resistance, and a flat, consistent surface for the decorative silicone render to be applied onto. The basecoat is left to cure fully before the next stage.

    6

    Silicone Render Application

The silicone render is applied by hand or machine (spray application) in an even coat across all elevations. It is then textured to the specified finish using a plastic float — scraped, sponge-floated, or left smooth depending on your preference. The finished render is left to cure naturally.

Where Can Silicone Render Be Used in Suffolk, Norfolk & Essex?

Silicone render is incredibly versatile and suitable for a wide range of property types and substrates.

    New Build Houses & Extensions

Silicone render is the finish of choice for most new build developers. It provides a clean, contemporary appearance straight out of the factory with no need for painting after application.

    Refurbishment & Re-Rendering

Older properties with tired, cracked, or blown render can be completely transformed. We strip the old render, prepare the substrate, and apply a fresh silicone system for a brand-new look.

    Over External Wall Insulation (EWI)

Silicone render is the most popular finish for EWI systems. Applied over insulation boards, it provides both a decorative finish and weather protection for the insulation beneath.

    Period Property Modernisation

Victorian terraces, Edwardian semis, and 1930s houses can all benefit from silicone render. It covers old brickwork, hides unsightly repairs, and gives the property a completely updated appearance.

    Pebble-Dash Replacement

Many homeowners with dated pebble-dash finishes opt for silicone render as a modern replacement. We can render directly over sound pebble-dash or strip and re-render for a smooth, contemporary finish.

    Commercial & Public Buildings

Schools, care homes, offices, and retail units all benefit from the low-maintenance, durable properties of silicone render, especially where ongoing painting budgets are a concern.

Frequently Asked Questions in Suffolk, Norfolk & Essex

Silicone rendering is more expensive than traditional sand and cement render upfront, but significantly cheaper over its lifetime because it never needs painting. As a rough guide, silicone rendering a typical three-bedroom semi-detached house costs between £4,500 and £8,000, depending on the extent of preparation work, the number of elevations, and the brand and texture chosen. We provide free, detailed quotations.

We work with all the leading silicone render brands including K-Rend, Weber, and Parex. Each brand offers a wide range of colours and textures, and we can advise on which system is best suited to your property and requirements. All the systems we install are backed by manufacturer warranties.

A properly applied silicone render system has a life expectancy of 25 to 30+ years. Because it is self-cleaning and through-coloured, it maintains its appearance throughout that entire period without any repainting or maintenance. This makes it one of the most cost-effective exterior finishes over its full lifespan.

If the existing render is sound — firmly bonded to the wall, free from cracks, and in good overall condition — then yes, silicone render can sometimes be applied over the top after proper preparation and priming. However, if the existing render is blown, cracked, or damp, it must be stripped back to the brickwork first. Applying new render over defective old render will only result in the new render failing.

Silicone render is available in hundreds of colours — from bright whites and soft creams to bold greys, blues, and greens. Textures range from ultra-smooth to medium scraped grain to coarse roughcast. We bring colour sample cards and texture samples to your property so you can see and feel the options in person before making a decision.

Silicone render should not be applied in freezing temperatures (below 5°C) or heavy rain, as this can affect the curing process and adhesion. We monitor weather forecasts closely and schedule work to avoid unsuitable conditions. In practice, we can work through most of the year, but there may be occasional delays during very cold or wet spells in winter.

    Silicone Rendering Questions

What should be assessed before choosing a silicone render system?

Review the existing substrate, its stability and moisture condition, along with cracks, joints and details around windows and doors. Compatibility with the background and preparation requirements matter; a new finish should not conceal unresolved leaks or movement. The building's exposure and desired appearance can also influence the specification. If the existing surface is damaged, assess whether repairs or a different rendering approach are needed before work begins.
