What causes damp in old houses in Suffolk? The three main causes are rising damp (ground moisture travelling up through masonry due to a failed or absent damp proof course), penetrating damp (water entering through defective pointing, cracked render, leaking gutters, or failed flashings), and condensation (warm moist air depositing moisture on cold surfaces in poorly ventilated older homes). KDS Property Preservation provides free damp inspections across Ipswich, Woodbridge, Felixstowe, Stowmarket, Bury St Edmunds, Sudbury, Hadleigh, Needham Market, Lavenham, Long Melford, Aldeburgh, Southwold, and all of Suffolk. Call 01473 561 031.

Suffolk's clay soils, high water table in river valleys, and high proportion of pre-1919 properties make the county particularly prone to damp problems. Victorian terraces in Ipswich, Georgian townhouses in Woodbridge, timber-framed cottages in Lavenham and Long Melford, and coastal properties in Felixstowe and Aldeburgh all face specific damp challenges. Common mistakes that worsen damp include applying cement render over lime masonry, blocking sub-floor air bricks, repointing with hard cement mortar, and sealing draughts without adding alternative ventilation.
